Very simply, gearing is where you use your money to take control of an asset with a value far greater than you have at your disposal. Therefore, for example if you had £10,000 at your disposal you can use that money to pay a deposit on a £100,000 property. The rest of the funds can be borrowed from a bank. This means that your gain is on the capital growth of the whole £100,000 property rather than the £10,000 that you may have invested.
When gearing is used in this way, it far outperforms the opportunity cost of the £10,000 invested in a bank earning say 4% interest or using that money to buy shares.

Interest rate remain stable
The Bank of England maintains the interest rate at 5.0% today
