Property as an asset class has appreciated in the UK, on average property prices double every 7-10 years. The unique factors in the UK make this possible:
Chronic under supply of residential housing stock
Put simply, demand for residential property is greater than supply. The Barker Report (2003) indicated that there is a current shortfall of around 120,000 homes per annum. This gulf is growing every year.
The number of households is getting smaller and growing
The Government indicates that this number will grow by 15% by 2021.
Increase population and population density
The UK is the 4th most densely populated nation in the world, on average 646 people per square mile. (National Statistics). This inevitably means that it puts a strain on the already acute housing situation in the UK.
