Serliana is not a regulated or licensed investment or financial advisor. All information provided by Serliana is intended as general information in the normal course of business and regarding property and should never be treated as giving specific advice or recommendations. Please seek your own accounting, financial and legal advice for your own particular needs and requirements before entering into any commitment.

* Reservation Fees -
You accept that all Reservation Holding Deposits are non-refundable.

* Referrals and Follow Up -
Your details will be referred to various third parties to supply a number of different services including mortgage broker, solicitors, lettings agents, curtains, furniture and flooring contractors. You further give us permission to discuss particulars of these services with the relevant third party.

* Serliana Fees -
Unless stated otherwise, you agree to a Serliana fee of 2.5% plus VAT. This service fee is purely for the sourcing of property and the overseeing of the buying process to completion. The provision of services after completion should be considered outside our agreement and do not form part of the agreement between Serliana Ltd and yourself or any third party. We do however in the spirit of business undertake to support you throughout the process and this can sometimes mean that we will provide aftercare service on your behalf. Once paid these fees are non-refundable.

* Claims and Guarantees -
You agree that all photos and figures quoted are for illustrative purposes only and that it is up to you to conduct adequate due diligence and seek competent authority before making any financial decision, this includes undertaking a property valuation, researching the area and market rent. We make no claims as to the specification of the finished property. You will need to refer to the builders specification sheet for the individual plots. We have given you no guarantees. You are aware that property values and rents can go up as well as down and that if you do not keep up payments your property it may be repossessed.

* No Decisions, No Responsibility -
You agree that Serliana Ltd, its directors, employees or shareholders have given no advice except to relay their own personal experiences and those of its employees and clients in property. You further agree that you have made all decisions and take full responsibility for those decisions. In the case where you had questions or were unsure you consulted competent authority and that those questions have been fully answered.

* Affordability -
You agree that you will look over the cashflow illustrations provided on the Serliana website and prior to making a decision you will be satisfied that you are well within your financial means to purchase and service this property on an ongoing basis.

* Incentives -
You warrant that all incentives will be clearly explained to you and that you accept that should these incentives be unacceptable to the Funder that you may still be required to proceed with the purchase.

* Changes in the Market and Criteria -
Serliana whilst presenting various possible structures to purchase cannot be held responible for changes in Lenders criteria, law society regulations, government legislation or the market.

* Costs incurred -
That in the event that the deal does not proceed or requires additional monies to proceedfor any reason that you shall be liable for all costs incurred in the application process and that Serliana shall be indemified from all claims. (Practically this normally means that things such as valuations and solcitors costs may increase.) Should retype of valuations, further valuations or other costs be incurred you will be fully liable and that Serliana shall not be liable whatsoever.

* Portfolio Managers Availability -
That you have been given your Portfolio Managers contact details who will be available to you during normal office hours (which are Monday - Friday 9am - 5pm) and at other times at their discretion. You agree and understand that at times outside office hours it is a privilege given freely by the individual Portfolio Manager and does not form part of any agreement with Serliana Ltd or any party. The individual is not remunerated for this extra time and they offer it on the condition that it may not be relied upon. It is given freely in the spirit that it is intended.

Property Misdescriptions Act 1991
Serliana give notice that the property particuars and related information on this site, whilst believed to be accurate, are set as a general outline for guidance only. Intending purchasers should not rely on them as statements or representations of fact, but must satisfy themselves by physical inspection of the property (or site) in question or otherwise as to their accuracy. Consequently, no information displayed on this site (or any linked site) constitutes or forms part of a contract.

No person in the employ of Serliana has the authority to make or give any representation or warranty in relation to the property/ies. Serliana display information about properties on behalf of third parties for whom they are neither agents nor representatives, and are therefore not responsible for the validity of the details relating to properties shown.
