Most of our customers are busy people who tend to be short of time. For this reason we offer a full 'turn key' service designed to make buying to let as easy and hassle free as possible.
Buying residential investment property to build your property portfolio could not be easier:
- Full Investment Report
One of our dedicated Portfolio Managers will talk you through the development with you, providing you with a full investment report, the financials and the unique aspects of the development.
- Select A Plot
You then select a plot in the development that you wish to purchase.
- Reserve A Plot
You Reserve the plot. This usually varies between £500 and £1000, reservation paid will be deducted off the final price of the plot.
- Mortgage & Conveyancing
We will put in touch with our nominated mortgage broker and solicitors who will work on obtaining the best buy to let mortgage and Conveyancing on your behalf.
- Exchange Contracts
Typically, after 28 days, there will be exchange of Contracts. The exchange deposit usually varies from 1%-5%, minus the reservation fee already paid. If the development is off plan then your Portfolio Manager will keep you informed as to the progress of the development.
- The Aftercare Begins
Our aftercare and lettings team will start liaising with the developer and the letting agents in the area, usually about 2-3 months before completion.
- Snagging
Our aftercare team will visit each development a few days prior to completion to undergo snagging and get familiar with the handover details and procedures.
- Tenant Ready Property
Our letting team will start preparing the property to be "tenant ready". This will include contacting the tradesmen to give quotes on curtains/blinds, flooring (if applicable), mirrors, furnishings and so on.
- Completion
On the day of completion, our solicitors will draw down your mortgage funds and send over the balance of monies to the developer. The property will then be completed. Our aftercare team will be present at the development to handle the handover, collecting keys for the letting agents to market, collecting the handover packs and so on.
